Individualised Renovation Roadmap with a BAFA grant

The Individualised Renovation Roadmap (individueller Sanierungsfahrplan, iSFP) provides homeowners with a solid basis for energy-efficiency renovations, backed by an 80% government grant from the BAFA. With an iSFP, you receive clear answers to questions regarding the feasibility and sequence of renovation measures. Furthermore, when implementing measures outlined in the iSFP, you benefit from an additional 5% bonus.

What is a Individualised Renovation Roadmap?

The iSFP is the result of an impartial and comprehensive energy assessment tailored to the specific needs of your building. It shows you which renovation measures should be prioritised and enables a phased implementation. This allows you to optimise your building efficiently and sustainably.

5 % iSFP-Bonus

The iSFP promotes a holistic approach. The advisory report provides you, as the owner, with a clear overview of your renovation options. Since 2021, the Federal Funding Scheme for Efficient Buildings (Bundesförderung für effiziente Gebäude, BEG) has granted an additional 5% bonus on the funding if you implement measures from the iSFP. For example: for roof insulation, where the funding rate increases from 15% to 20%, you could receive up to an additional 4,000 Euro from the government on costs of 20,000 Euro.

Applying for funding

As energy consultants, we can assist you with applying for the ‘on-site consultation’ grant. The application is submitted online to the BAFA, and our fee is reduced by the amount of the grant. It is important that the building is located in Germany, is at least 10 years old, and is used as a residential property for at least 50% of its purpose.

The Renovation Roadmap enables a systematic and building-specific renovation process. With a clear strategy in place, owners can implement the recommended measures more easily. This approach promotes the energy-efficient renovation of detached, semi-detached and multi-family homes across the country.

Energy Performance Certificates: Information and Prices

When do you need an energy performance certificate?

An energy performance certificate is required if you are letting or selling a flat or a house, or if the building has undergone major renovation. Otherwise, an energy performance certificate is not required.

What does the energy performance certificate show?

The energy performance certificate states the building’s energy consumption in kWh/m²/a. This figure indicates how much energy is consumed per square metre per year. Example: A value of 217 kWh/m²/a corresponds to approximately 21.7 litres of heating oil per square metre per year. For comparison: check your car’s fuel consumption for a better estimate.

Types of energy performance certificates

There are two main types of energy performance certificates:

1.⁠ ⁠Demand-based energy performance certificate: Required for buildings constructed before 1977, which have not been retrofitted with insulation and have fewer than five residential units, as well as for new builds. This certificate is more accurate, as the energy consultant assesses the building on site.

2.⁠ ⁠Consumption-based energy performance certificate: This certificate is based on energy consumption over the last three years. It applies to buildings constructed from 1978 onwards, with more than four residential units, or which are insulated. This certificate is less accurate than the demand-based one.

– 399,00 € incl. VAT for residential buildings with up to 2 residential units
– Each additional residential unit: + 50,00 €

•⁠ ⁠Energy performance certificate based on energy consumption:
– 149,00 € incl. VAT for residential buildings with 1–4 residential units
– 199,00 € incl. VAT for residential buildings with 5–9 residential units
– 249,00 € incl. VAT for residential buildings with 10–19 residential units
– 299,00 € incl. VAT for residential buildings with 20–29 residential units
